Summary

BKM acquired Hughes Airport Center in January 2018 for $92 million; its fifth acquisition in Las Vegas. The multi-tenant Class A industrial park consists of 13 buildings totaling 670,902 sf, along with a 4.22 acre parcel of vacant land. The property is strategically located in the highly sought after industrial pocket between McCarran International Airport, the I-15 and the I-215 Freeway, providing unparalleled access to the Las Vegas Strip. The property is 88% leased to 41 tenants, with an average unit size of 13,418 sf and offers warehouse clear heights ranging from 16-24’, 44 dock-high and 59 grade-level loading doors.

Value Add Goals

BKM will add value by fixing operational inefficiencies resulting from the misalignment of management incentives and leverage strong relationships with leasing brokers to increase the occupancy. In addition, BKM will be reconfiguring dysfunctional, over-improved units into marketable industrial units totaling 27,771 sf, representing 32% of the currently vacant space, as well as addressing structural and cosmetic improvements such as roof, HVAC, parking lot, new paint, landscaping, and signage. Specifically, BKM will enhance the look and feel of the property with a modern, multi-tone paint scheme, attractive drought-resistant landscaping, upgraded monument signage and standardized tenant signage.

Upon acquisition, BKM will utilize its footprint in Las Vegas with the best management personnel to immediately assume day-to-day management responsibilities. BKM will establish its in-house management team on-site to ensure tenant retention and immediate turn-around of speculative tenant improvements. In addition, because BKM’s managers are on-site, they have the ability to develop personal relationships with tenants, increasing tenant retention, and can quickly spot ways to decrease operating expenses.  This in-house management program is a pillar of BKM Capital Partners and tried and true way to maximize value.

LAS VEGAS

Clark County, the most populous of Nevada’s 17 counties, is home to more than 2.2 million residents (over 70% of the state’s population) and employs over 1,070,000 people. The City of Las Vegas sits at the heart of Clark County with major attractions for both American and international visitors such as gaming, dining, shopping and business conventions. Las Vegas has approximately 150,000 hotel rooms with a record high of over 42.9 million people visiting Las Vegas in 2016. Las Vegas, the “Entertainment Capital of the World”, remains one of the most exciting and diverse real estate markets in America. The city’s central location to Southern and Northern California, Phoenix, Denver, and Salt Lake City has enabled Las Vegas to become a geographic hub of the Southwest, with the fastest-growing population in America. This migration trend is expected to continue for many decades which will only augment the city’s business location prominence. In recent years, the economy has substantially diversified from its gaming roots - although visitors spend more today on gambling than in recent years (up to $578/trip versus $484/trip in 2011), the remainder of the budget is well distributed across entertainment, food, sightseeing and shopping. The leading industry has become tourism, not gaming, as visitors now spend more on rooms, restaurants, goods and services. Much of this is attributable to Las Vegas’ new world-class retail developments that feature some of the most spectacular shopping venues in the world.

AIRPORT SUBMARKET

Due to the close proximity to the resort corridor and easy access to the convention center, the Airport Industrial submarket has always been the preferred location for gaming-related companies and convention services companies. Its central location, immediate access to the I-15 & I-215 and close proximity to numerous amenities will continue to support its position as a premier submarket.

LOCAL AREA

Hughes Airport Center II is strategically located in the highly sought after industrial pocket, which is bound by McCarran International Airport to the north, I-215 to the south, and I-15 to the east. This location provides excellent access to the key commercial drivers including McCarran International Airport and the Las Vegas Strip, as well as the southeastern executive housing communities in Henderson. This industrial pocket is widely considered to be the premier Airport location, given its proximity to the Las Vegas Strip.
