Rene Velasquez is Managing Director of Asset & Property Management and serves as a member of BKM Capital Partners' Investment Committee. Velasquez guides BKM’s asset, construction, and property management departments to deliver competitive offerings that drive growth and increase value. He also oversees the cross-collaboration of various internal departmental teams to standardize, improve, and automate real estate and facilities processes to support company business and financial objectives. Velasquez focuses on executing the Firm’s current business plans, strategic planning, and general oversight of the assets’ performance. Velasquez’s widespread expertise and leadership add value throughout the asset’s lifecycle to guide the asset and property management teams to maximize return on investments.

 

With more than 30 years of experience, Velasquez’s tenure in real estate includes providing portfolio management, analytical deal underwriting, feasibility studies, leasing execution, and acquisitions for over 3.1 billion square feet of commercial real estate for commercial owners, developers, and brokers through his business Proforma Plus. Velasquez’s diverse background provides BKM with a proven leader across all its value-add execution, asset management, and property management activities.

 

He is also the Founder and CEO of Proforma Plus, a premier financial and management services provider in the real estate industry. Since its inception in 1989, Proforma Plus and has been providing asset management, analytical and financial services for commercial owners, developers, and brokers, including Voit Real Estate Services, Jones Lang LaSalle, Northwestern Mutual, Grubb & Ellis, Lee & Associates, and many others. These clients rely on Velasquez for asset valuations, annual evaluations, and property-level and partnership-level reporting of portfolios up to $250 million each. He has also been involved in the feasibility, property management, acquisition, and underwriting of over 3.1 billion square feet of office, industrial, retail, hotel, public facilities, multi-family, self-storage, ground leases, land development, and residential track developments throughout the United States.

 

From 2003 to 2008, Velasquez served as Chief Financial Officer for BKM Development Company, owned by Brian Malliet. BKM Development specialized in acquisitions, construction and development, property repositioning, and asset management services. As CFO, he resourcefully employed new technologies and successfully established financial and investor reporting platforms. Additionally, he consulted in investment strategies, solidified banking relationships, and provided valuation analysis for the entire portfolio of more than $300 million of office and industrial properties in Southern California. The partnership with Malliet continued at Voit Real Estate Services in 2009, where Velasquez provided valuation analysis and support for the brokerage and the asset management divisions across geographic regions.

 

Velasquez holds a Bachelor of Arts degree in Finance and Economics from California State University, Fullerton.
