Serving as Managing Director, Asset Management, Rene Velasquez is responsible for the execution of BKM Capital Partners’ investment strategy. Velasquez has more than 30 years of experience and is actively involved in asset valuations, asset and property management, financing, and disposition of the assets. Velasquez widespread expertise and leadership adds value throughout the asset’s lifecycle to cohesively guide the asset and property management teams to maximize the return on investments. 

 

Velasquez’s tenure in real estate includes providing the portfolio management, analytical deal underwriting, feasibility studies, leasing execution, and acquisitions for over 3.1 billion square feet of commercial real estate for commercial owners, developers, and brokers through his business Proforma Plus.

 

Proforma Plus

Velasquez founded Proforma Plus in 1989 and has been providing asset management, analytical and financial services for commercial owners, developers, and brokers, including Voit Real Estate Services, Jones Lang LaSalle, Northwestern Mutual, Grubb & Ellis, Lee & Associates, and many others for the past 30 years. These clients rely on Velasquez for asset valuations, annual evaluations, and property-level and partnership-level reporting of portfolios up to $250 million each. These portfolios generate approximately $5.0 million in cash transactions each month across nearly 50 individual accounts managed by Velasquez. He has also been involved in the feasibility, property management, acquisition, and underwriting of over 3.1 billion square feet of office, industrial, retail, hotel, public facilities, multi-family, self-storage, ground leases, land development, and residential track developments throughout the United States. With 30 years of experience, he has immense exposure and integral participation in a wide range of real estate product type transactions and has been highly regarded as an invaluable asset by key real estate investors, owners and developers in Western States.

 

BKM Development Company

From 2003 to 2008, Velasquez served as Chief Financial Officer for BKM Development Company, owned by Brian Malliet. BKM Development specialized in acquisitions, construction and development, property repositioning, and asset management services. As the CFO, he resourcefully employed new technologies and successfully established the platform for financial and investor reporting. In addition, he consulted in investment strategies, solidified banking relationships, and provided valuation analysis for the entire portfolio of more than $300 million of office and industrial properties in Southern California. The partnership with Malliet continued at Voit Real Estate Services in 2009, where Velasquez provided valuation analysis and support for the brokerage and the asset management divisions across geographic regions.

 

After graduating with degrees in Finance and Economics from California State University, Fullerton, Velasquez gained early experience working for large financial institutions including Shearson Lehman American Express and Wells Fargo Bank / Crocker Bank.
