BKM Capital Partners originally acquired Seattle Exchange Phase II in October 2016. Seeing further value to be had, BKM recapitalized the asset in September 2021. Located in Tukwila, WA, the 181,163 square-foot multi-tenant business park consists of 11 buildings with 79 units.

The property is strategically located directly off I-5 and I-405 and is 13.5 miles from downtown Seattle. The asset has undergone a cosmetic overhaul through BKM's signature capital improvements package, including a refreshed paint scheme, upgraded signage, and modernized landscaping. BKM also addressed deferred maintenance on HVAC units, roofing, and the parking lot.
