The acquisition brings BKM’s metro Atlanta holdings to approximately 1.5 million square feet, less than a year after the firm entered the market.

The assets sit in the 33rd Street/McLeod and Silver Star corridors and bring BKM’s Orlando holdings to 13 properties spanning over 1M square feet.

The property will be rebranded as Stirling Landing and is the firm’s second Broward County acquisition following Aero Business Park last month.

The acquisition represents BKM’s first investment in Georgia and second on the East Coast as it continues to expand beyond its Western U.S. roots.

BKM has renamed the asset "Montague Exchange" as part of its comprehensive capital improvement program.

The portfolio features 364 units in 41 buildings that are collectively 89% occupied by a diverse array of tenants.

The transaction marks one of the largest light industrial portfolio trades in the Orlando metro in recent years.

The JV brings together BKM’s unmatched expertise and operating platform with Kayne Anderson’s leading alternative real estate platform.

The portfolio’s varied tenant base and shorter lease terms mean that BKM and Kayne Anderson will enjoy a favorable rent rollover profile.

The nine-property portfolio consists of 510 units and over 2.1 million square feet of small-bay industrial space.
