Field Notes: A Glimpse into Industrial Property Management with Zeva Perkins

This time, we sat down with Zeva, one of our standout Property Managers in the Houston region, to learn what drives her, how she connects with tenants, and how she sees the future of property management evolving.

What made you want to become a property manager in the first place?


Z: I actually fell into property management. After moving from California to Texas, I worked in pager sales until the industry slowed with the rise of cell phones. Through a temp agency, I landed a role as a receptionist for a property management office, reporting to a property manager and leasing agent. I worked my way up from receptionist to admin, then assistant, and eventually property manager. Along the way, I even covered engineering tasks for a property without staff—an experience I wouldn’t recommend, but one that gave me valuable insight into the field.


Why do you think BKM stands out in the property management space?


Z: One thing that stood out to me immediately is the capital work BKM puts in upfront when acquiring properties. We invest in roofs, landscaping, and parking lots right away, signaling to customers that we care and are committed to improving their space. That approach is different from what I’ve seen elsewhere.


Do you have any notable stories during your time as a property manager?


Z: Property management is full of surprises—you think you’ve seen it all, then something new comes up. But that’s part of what I love about it. There’s never a dull moment, and every day brings new challenges and people to meet. I joke with my property management friends—we all have our complaints and weirdness that happens, but this is the job we choose to show up to every day. When you think you’ve seen it all, that’s when the job throws something new at you when you least expect it!

 

What is your favorite part of the job?


Z: Interacting with customers and coworkers. I enjoy the variety of perspectives, especially having managed portfolios with different owners. At BKM, we’re working directly with the owners and customers, so it’s a nice change from what I was used to. It keeps things dynamic and interesting, and I never feel bored in this role. No two days are ever the same.


How do you build meaningful connections with your customers?


Z: I make a point to check in with tenants regularly, not just when rent is due or when there’s a problem. Sometimes I’ll pop in just to say hello and ask if they need anything. I want them to see me as a partner in their tenancy, not just someone enforcing rules. Building those relationships helps when renewal time comes around. My goal is to make sure that my customers are happy in their lease space and that they can rely on me whenever they need.


How can customers use you as a resource?


Z: Many small business tenants don’t fully understand their lease agreements. I take time to explain CAM charges, renewal terms, and tenant responsibilities. My goal is to help them navigate the process so they feel supported and informed. I often recommend they work with a broker for renewals so they truly understand what they’re signing.


What are some challenges you face as a property manager, and how do you overcome them?


Z: Managing different tenant personalities can be tough, especially when frustrations about lease obligations come my way. I always go back to the lease and explain things clearly so tenants know it’s not personal—it’s simply part of the agreement. That approach helps de-escalate tensions and build trust. I also always recommend for my customers to have brokers, someone on their side to help explain the lease better so there is no confusion.


How does BKM support its PMs in delivering exceptional service?


Z: The processes and systems at BKM are excellent. At past companies, processes existed but weren’t followed. The processes in place here are very clear and leadership is very attentive and consistent. It keeps me from feeling overwhelmed and gives me confidence. Everyone I’ve interacted with has been helpful and responsive, which makes a huge difference.


What trends are you noticing in the industry, and how is it affecting your role?


Z: Since COVID, the office sector has declined as remote work and coworking spaces have grown. Retail has also changed with the rise of online shopping. Meanwhile, industrial warehouses are booming, and I see new facilities popping up all over Houston. That shift has shaped my focus toward industrial and retail properties.


What is some innovation you would like to see in your field in the near future?


Z: Honestly, BKM is already ahead with tools like the Facility Manager app on iPads. I can perform inspections and input information in real time on-site, which saves time and reduces errors. The ability to manage everything digitally while walking properties is a huge innovation compared to how things used to be.
