BKM Capital Partners Announces Independent Advisory Board

Nationally Recognized and Respected Professionals Highlight BKM's Commitment to Strengthen Bench as it Expands Industrial Footprint Across Western U.S. Markets

June 23, 2022 – Newport Beach, CA-based BKM Capital Partners, a vertically integrated institutional fund manager, has formally announced the creation of its Advisory Board comprised of globally recognized leaders who bring a depth of experience and proven leadership to the Company. Paul Dolinoy, former head of Equitable Real Estate Institutional Advisors and a founding member of GMAC/Capmark Real Estate Advisors, will serve as the Chair of the Advisory Board. Dolinoy has been an advisor to BKM Capital Partners since the Firm's inception and will be joined by new members Nicki Livanos and Rodney Johnson.


BKM is one of the only institutional fund managers that focuses exclusively on multi-use logistics and light industrial in the Western U.S. and has built its portfolio to $1.7 billion in current AUM, encompassing 45 properties totaling 8.2 million square feet. BKM's portfolio activity in 2021 encompassed more than $950 million in transactional activity in 2021 involving 5.5 million square feet of industrial property space spanning five Western U.S. states.

The Advisory Board - whose experience reaches across all facets of commercial real estate, including portfolio and asset management, commercial lending, marketing, technology, and capital raises - will work closely with BKM's internal leadership and advise on all matters relating to the company's capital raising efforts, accelerated growth, and product offerings.


BKM continues to evolve with a senior leadership team focused on advancing its institutional investment strategies and operations in the multi-use logistics and light industrial sector. The new Advisory Board members exemplify the highest degree of corporate governance practices, further bolstering BKM's leadership team.


Dolinoy adds, "I am confident from my long-time experience with BKM that this Advisory Board will complement the Firm's corporate structure well. BKM's senior management team averages more than 30 years of experience and includes Bill Galipeau, Chief Financial Officer; Harry Hedison, Senior Managing Director of Capital Markets & Investor Relations; Rob Sistek, Senior Managing Director of Investments; Brett Turner, Senior Managing Director of Acquisitions & Dispositions; Susan Rounds, Managing Director of Operations; Rene Velasquez, Managing Director of Asset & Property Management, and Caroline Kase, Director of Property Management at BKM Management Co.



BKM Capital Partners' officially appointed Advisory Board members are:


Paul Dolinoy, Advisory Board Chair

Dolinoy brings more than 40 years of industry experience acting in a fiduciary capacity to over $40 billion of institutional investor capital. He has deep expertise in the areas of governance, industry best practices, organizational development, and corporate strategy. His expertise encompasses all aspects of real estate including acquisitions, asset management, client relations management, and marketing and communications. He has served on numerous boards and advisory committees including Pension Real Estate Association's Board and Executive Committee, Chair of JP Morgan's Real Estate Income and Growth Fund, and the Board of Equitable Real Estate. He is currently a member of the New York State Teachers' Retirement System's Real Estate Advisory Committee (since 2000), and Alliance Global Advisors' advisory board.



Rodney Johnson, Advisory Board Member

Johnson brings more than 25 years of experience in real estate and the financial services industry, including 13 years with Equitable Real Estate, a leading manager and advisor of commercial real estate assets for pension funds in the U.S. He is recognized as a leader in project management, portfolio and asset management, financial analysis and valuation, acquisitions and contract negotiations, business development, and strategic planning, as well as sales and client relations. Over his career, he has served as a Regional Vice President at JPMorgan Chase and held development roles at several other construction consultants and real estate firms; he has also served as an Adjunct Professor teaching the Principles and Practices of Real Estate at Clark Atlanta University, one of the nation’s leading Historically Black Colleges and Universities (HBCUs).


Johnson received his BA in international relations from Stanford University and an MBA from Wharton School of business with an emphasis in Finance. He also currently serves as a board member for the Stanford Professionals in Real Estate.


Nicki Livanos, Advisory Board Member

Livanos brings 25 years of experience and currently serves as Director of Real Estate Investments for Equitable Life Insurance Company, working within the Chief Investment Office. As head of the real estate and mortgage portfolios, which consist of over $18 billion in AUM, she oversees the commercial mortgage loans, both traditional and high yield, owned real estate, limited partnerships, CMBS, REIT stocks, and agricultural loans. She is responsible for developing and implementing investment strategies and evaluating investment opportunities for the General Account. She also coordinates and implements capital markets strategies related to the real estate and mortgage portfolios. She has executed acquisition and disposition strategies for equity real estate, as well as mortgage holdings. She was responsible for reengineering the commercial mortgage lending program, which originates approximately $2-4 billion annually.


Ms. Livanos holds an MBA. in Finance and International Business from Fordham University, New York City, and a BA in Economics from Manhattanville College, Purchase, NY.
